Coldwell Banker - Irmo Office
Completed in June 2008, this 11,800-sf office building, located near a major intersection in downtown Irmo, serves as the new home for Coldwell Banker United, Realtors in this ever expanding area. The desire for a street presence resulted in the extensive use of glass to create features at the two main corners of the site that contain the first and second floor lobbies and conference rooms. The materials for this building were chosen to provide a link back to the newly renovated mid-town office in Columbia with a palate of beige masonry. Subtle shifts in brick scale and color within this palate create two building volumes, and the interplay between these volumes increases the interest and drama of the main facade. While this project did not pursue LEED certification, sustainable design principles were incorporated in all aspects of the building, including site selection on a previously developed property, the use of energy-efficient glazing and solar heat-reducing sunshades, day-lighting and views for occupants, and energy saving lighting controls.
